In November 1967 The Beatles released the single Hello, Goodbye and it went on to top the charts in the UK and US as well as several countries around the world.
They are two of the most common place words in the English language and many people can claim to be able to say them in various foreign languages.
At 88 South Clerk Street it was a case of 'Hola' from language school Must be Spanish and 'Sudie' from Lithuanian grocery and deli outlet JONAS - Taste of Lithuania as the school agreed a lease on the premises.
In a deal brokered by IME Property, the Edinburgh-based language school has acquired a new 10-year lease at £12,000 per annum from JONAS who are vacating to focus more on their online business after 3 years selling imported products from the Baltic state.
"IME was known to the landlord at 88 South Clerk Street and was asked to help when it became apparent the sitting tenant wanted to hand the property back," explained IME director, John McDonald.
"Through our other letting activities in South Clerk Street and Clerk Street areas, we knew Must be Spanish had an unsatisfied requirement. We were able to broker a quick deal which worked for all parties involved," he added.
Must be Spanish offer a range of courses including private tuition and immersion courses.
