Our services for tenants include:

Property Search

Use this website to search our fantastic range of properties. You can also register with us (either on our web site or by calling into our office) and we will e-mail, post or phone you with the very latest properties as they become available.

Practical Support

We respond quickly and effectively to any maintenance problems you might have with your rented home. We provide a 24-hour emergency telephone support service and have our own in-house handyman to deal with general maintenance issues as and when they arise. All tenants are given a comprehensive pack that details their responsibilities and explains legal jargon and technical issues as well as providing basic problem-solving information on various property-related issues – although hopefully you won’t have to use this!

Insurance

Your landlord must insure the building that you are renting however his liability does not extend to your own possessions so you must arrange your own adequate insurance to cover these items. Additionally, having your own policy will protect you in the unlikely event of the property becoming damaged or un-inhabitable e.g. a flood from the neighbour upstairs. In cases like this, the landlord cannot charge your rent, however he has no obligation to provide accommodation whilst repairs take place, therefore your own policy is required to cover your costs during this period. Through our broker, we can arrange peace of mind insurance which allows you to relax, knowing that all eventualities are well covered.

Student Properties

We have an extensive portfolio of properties in and around the key university areas such Marchmont, Newington and the Meadows.

Move In with No Deposit!

Many tenants can now move into a new property and pay no cash deposit, using a Zero Deposit Bond. If you have your eye on one of our properties, contact us to see if you can take advantage of this exciting offer.

Social Media

The current trend towards businesses using social media to communicate with their customers is one that we are keen to embrace. We have Twitter and Facebook pages which are updated via our own website and we would encourage our tenants to use these sites to leave us feedback. We will regularly be running competitions through these sites and we hope it will prove a positive medium for us.

What if you have a problem during your tenancy?

Obviously we endeavour not to have many of these however we realise that the perception of agents and landlords can vary depending on your previous experiences. We are registered with both ARLA (Association of Residential Letting Agents) and TPO (The Property Ombudsman), both of which provide a means of recourse and ultimately arbitration should you feel that we are not reacting or responding to your concerns adequately. We hope this provides some peace of mind for our tenants and shows our commitment to customer service, although we sincerely hope that you never have to go down either route!
